How It Works
-
Transitioning Homeowner
A transitioning home owner who is concerned about affordable housing partners with Revival to help them find a family or individual person in need of a home.
-
Revival Repairs and Maitenance
Revival makes repairs and performs maintenance on the home. With an eye on cost, our work is focused on getting the home in compliance and ensuring it meets the standard of a safe and affordable home.
-
Community Action
Revival engages its partner organizations with HPAP to find an appropriate individual/family (emerging homeowner) for the home.
-
Housing Match
Revival matches the transitioning homeowner with the emerging homeowner to facilitate the sale of the home.
Wealth Building with Revival
-
When you own a home, your monthly mortgage payments build equity in the property, rather than paying rent to someone else. Over time, as you pay down the principal on the loan and as the property's value potentially increases, the amount of equity you own in the home grows. This equity can be used for future financial opportunities, like securing loans or refinancing.
-
Historically, real estate tends to appreciate over time, meaning the value of your property may increase, especially in a growing or desirable area. While this isn’t guaranteed (real estate markets can be volatile), appreciation can significantly contribute to wealth accumulation as the property becomes worth more than what you paid for it.
-
Homeownership can be a key component of building wealth for future generations. The equity and appreciation built into the home can be passed down to children or heirs, providing them with a valuable asset and a head start on their financial journey. This can help close the wealth gap for families and individuals over time.
HPAP Match FAQs
-
When a homeowner sells to a real estate investor (house flipper) or corporate landlord, profits are maximized which often leaves the home unaffordable to most residents. This decreases the district’s affordable housing stock, increases housing costs, and displaces residents.
When a homeowner partners with Revival, everyone is considered; the homeowners, community, people involved in the process, and Revival. When one person or entity intentionally maximizes their profits, it only leaves room for one winner.
-
Any person or family planning to sell their home in the near future.
-
Emerging homeowners are individuals and families who have completed DC’s Home Purchase Assistance Program and have not purchased their first home.
-
Revival provides a number of home services throughout the district. Homeowners who are selling their home and concerned about the lack of affordable housing partner with Revival.
-
We work with several community based organizations as well as our own list to connect with participants of DC’s Home Purchase Assistance Program.
Additionally, completing the HPAP Housing Match List form will place you in queue to be contacted and verified as a HPAP participant.
-
Once Revival is chosen to find a homeowner, we assess the home for maintenance/repair work and determine who would be a good fit (family size) for the home.
Revival then works with partner organizations to identify the individual or family based on that organization’s waiting lists.
-
In most cases, Revival coordinates a meeting between the two homeowners unless either party specifies differently. There are instances where a meet is not possible. This is normally the case when a home is vacant or the transitioning homeowner lives out of town..
-
As a social enterprise with a mission of preserving affordable housing, we conduct only needed repairs/maintenance prior to the sale of the home to keep costs down.
This leaves a considerable amount of equity to be realized by the new homeowner, creating real generational wealth.
